Oak Park Epoxy Flooring is an epoxy flooring contractor serving Oak Park, IL, with more than 20 years of experience grinding, repairing and coating concrete. We install garage, basement and commercial floors, and most of the slabs we work on are the old concrete under the village’s early-twentieth-century houses, detached alley garages and long-established businesses.

We are a preparation-first company. The color and finish are what people see, but the grinding, the moisture readings and the repairs underneath are what decide whether a floor is still sound years from now, so that is where we spend our time. We would rather lose a job by telling you a slab is not ready than win it with a floor we expect to fail.

Our Approach

An installer lowering the overhead door of a detached Oak Park garage at the end of a floor job, the finished floor inside.

Every slab we coat is opened mechanically with a diamond grinder or shot blaster; we never use acid etching. Before we quote, we test for moisture, read the cracks and look at any old paint, patches or adhesive, and if the slab needs repair or replacement before it can carry a coating, we tell you plainly. Our proposals name the product, every layer of the system and the finished thickness, so you can check what was quoted against what went down.

We schedule cures by slab temperature and dew point rather than the calendar, which means an unheated detached garage sometimes waits for spring. Warranty exclusions are read out before the job is sold, with moisture first. On home jobs you get a written contract and the state’s consumer-rights pamphlet before work starts, as the Illinois Home Repair and Remodeling Act requires.

We are also direct about what a floor coating cannot do. It does not stop a sewer backup, so we point to the floor drain and backflow protection first, and it is not radon mitigation, which in Illinois is licensed work. Illinois issues no state license for flooring, so we confirm each village’s contractor rules before a job is booked, check whether historic-district review applies, and choose products within the Illinois VOC limits that bind installers as well as manufacturers.

What We Do

We install epoxy garage floors, flake epoxy floors, polyaspartic floor coatings, metallic epoxy floors and basement floor epoxy, along with polished concrete, concrete grinding and concrete floor repair. For businesses, we build commercial epoxy flooring, ESD flooring and commercial kitchen flooring, scheduled around the hours a building has to keep running. If you have a floor in mind, contact us for a free estimate, and we will start with a look at the slab.
